  • We meet with you on site and listen to your concerns — where you've noticed leaks, damp, damage, or anything that needs attention.

  • We carry out a full visual inspection of the relevant areas — roof, gutters, flashings, chimney, building envelope, or general maintenance items — and take photos throughout.

  • For roof and damp issues, we carry out water testing to trace the actual source of the leak. You cannot diagnose a roof leak reliably without testing, and we don't skip this step.

  • Where needed, we go further: opening a ceiling panel, lifting a tile or sheet, or using an inspection camera to locate exactly where water is tracking from.

  • We carry out repairs on the spot where possible — resealing, reflashing, minor fixes, and general maintenance works carried out during the visit.

  • We provide a full written report with photos, and a detailed scope of works and cost estimate for any further repairs recommended.

Note: A licensed builder or senior tradesperson will be involved in every inspection, either on site or via video review of the inspection photos.

Got repairs or roof maintenance needs? Here are common questions and clear answers to guide you.

  • Fixed-fee services are inclusive of consumables and some materials, such as silicone, sealants, screws, flashing (in rolls), rivets, and a bit of mortar. However, materials that need to be custom-manufactured, like custom flashings or chimney caps, are not included. Bulk materials, such as insulation for the entire roof or replacing roof sheets or skylights, are also excluded.

  • Yes. After the inspection, we provide a full written report with photos, along with a detailed scope of works and cost estimate for any further repairs. Where needed, the inspection may include water testing and further investigation, such as lifting a tile or sheet, opening a ceiling panel, or using an inspection camera to properly identify the source and extent of the issue.

  • We handle repairs for any roof in the Inner West. While access can sometimes be a limiting factor, such as with steep-pitched roofs requiring specialist scaffolding, this is rare. If we find we can’t complete the job, we will refund the inspection fee and connect you with the appropriate expert. However, there hasn’t been a roof yet that we couldn’t repair.

  • Yes. Where possible, we carry out urgent repairs on the spot during the inspection, including resealing, reflashing, or temporary works to stop the leak. If you mean booking a new inspection or repair visit on the same day, availability depends on our schedule. For urgent issues, call us directly and we’ll do our best to help.

  • A good rule of thumb is to inspect your roof every 12 months. Some roofs may need more frequent inspections, every 3–6 months, due to factors like debris accumulation or flat roof designs. If it’s been over a year, it’s time for an inspection.

  • Yes, we can provide scheduled maintenance services. We can create a maintenance plan tailored to your property’s specific needs. Simply email us to discuss your requirements.

  • A licensed builder or senior tradesperson will be involved in every inspection, either on site or via video review of the inspection photos. We begin by meeting with you on site and listening to your concerns, including where you’ve noticed leaks, damp, or damage. From there, we carry out a full visual inspection of the roof, gutters, flashings, chimney, and building envelope, documenting our findings with photos.

  • Yes, all our work is warranted. However, repairing roof leaks can sometimes be a process of elimination, addressing the most apparent issues first. If you want a 100% solution with a full warranty, we can develop a plan to achieve that.

  • Yes, we can provide a report and a proposal to present to your insurer. If you’d like us to liaise directly with your insurer, we can act as consultants for a fee. This includes providing quotes in specific formats or creating detailed reports if required.

  • If the repairs run slightly over time (e.g., 10–30 minutes), we’ll complete the work at no extra charge. For significant overruns, we’ll notify you, and you can opt to pay for additional hours at our hourly rates. We’ll ensure that critical repairs are completed before leaving and won’t leave your roof half-repaired or vulnerable to the elements.

  • Yes, as a licensed construction business, we can handle structural repairs and other construction issues that may arise during the project.


  • We document any additional issues we find during the inspection, explain their likely cause and urgency, and include them in your written report with photos. Where further repairs are needed, we provide a detailed scope of works and cost estimate.

  • This is uncommon, as most urgent repairs fall under exempt development. If a DA is required, we can handle the planning process, including DA, complying development, or exempt development certificates, as we are a registered architecture practice.

  • Signs of damp typically appear as wall discoloration, often up to one meter above floor level if it’s rising damp. If the damp is higher, it’s likely caused by another issue. You may also notice a damp smell. We can assess and advise on the likely cause and necessary solutions.

  • Yes, we have a schedule of rates available on our website.

  • If more work is needed than the booked period allows, we’ll first complete any urgent repairs we can on the spot where possible. We then provide a written report, a detailed scope of works, and a cost estimate for the remaining repairs, which can be booked separately.
