Once construction documentation is far enough advanced to price accurately -- typically after DA approval, when drawings, specifications and finishes are locked down. Anything before that point is an estimate, not a commitment, and we're always clear about which is which.

We treat the budget as a live number from the first consultation through to the final contract:
Design Consultation: Survey, planning research and workshop produce your roadmap and an indicative budget, with the major cost drivers identified early.
DA stage: Budget is refined as the design firms up, with options flagged before they become expensive to change.
Construction documentation: Detailed pricing is built directly off the documented scope.
Construction contract: Fixed price or cost-plus, reconciled against the original budget so you can see exactly where it moved and why.
