Sometimes it’s too hard and you’re in a hurry to get going - but it is amazing what you will find out - some references I have been provided were terrible. If you can’t get hold of all 3 referees, ask for more!! If you can’t get hold of any of their referees, then that is definitely a red flag.
Expertise and Experience: It is important to choose a builder who is experienced and has expertise in the type of work that you need. Checking that the skills and experience align with your type of project will give you the confidence that your project is in good hands. One way you can do this is by asking the right questions when talking to them and their references. You want to ensure that they can execute projects of similar scale, value and type.
Licensing and Insurance: Make sure that your builder is licensed and insured. You can check the builder's licensing information online on the NSW Fair Trading website. It is also important to ensure that the builder has home building insurance in place, which can be checked on the HBCC website.
Process and Management Structure: Make sure that you understand the builder's process, management structure and staffing. Ask who will be staffing your project and what their role will be. Understanding the project management aspect will help you to feel more confident about the project.
