Follow these 3 simple rules for a leak free roof

If your builder follows these 3 Golden Rules of Roofing, your roof would never fail:

  1. Anything that can fill up with water will fill up with water.

  2. Anything that can fill up with debris and cause blockage will eventually fill up and cause a blockage. (After there is a blockage, refer back to item 1.)

  3. Anywhere wind can blow water into your property, it will do so. (Especially in Sydney, particularly if it's south-facing.)

So I know what you’re about to ask: If it’s so simple, why are there so many leaky roofs?

Here are 3 factors:

  1. Lack of understanding of principles - people (not just in construction) just do what they were taught to do without thinking about the fundamentals.

  2. Weather patterns are changing - it feels like storms that happened once a year now happen more frequently; unprecedented weather is the norm, and things that worked in the past may not work anymore.

  3. Design is a big factor - the roofer does not design the roof structure; they just do their best to deal with it. There may not be enough fall or nowhere to put an overflow.

Now that you know - how does it help with a leaky roof? Ballast Point can apply these principles to roof repair services.

We charge a fixed fee to investigate, plan, and repair leaking roofs.

The fixed fee includes a thorough roof inspection, cleaning, testing as required with water, and minor repairs as required, including silicon or epoxy.

80% of roofs only need this service to prevent further leaks. What happens if the problem is more complicated and can’t be fixed in one day?

We come up with a report, photos, a recommendation, a specification for the repair, and a detailed cost estimate. You can then either get us to do the next stage or get a quote from another contractor if you like. Either way, we’ll still be there to help and support you, and if you engage someone else, we can inspect their work on completion. Book here.
